I recently spoke with a licensed agent who earned $40,000 last year and never sold a single home.

Yep, that’s right! Every dollar came from referral fees. I didn’t show a single house or negotiate any deals. I just connected people who wanted to buy or sell real estate with agents I already knew and trusted. When those deals closed, I got paid a referral fee.


So you weren’t doing open houses or cold calling?
Not even once. It all came from everyday conversations.
One of my favorites was when my neighbor mentioned she was ready to buy a new home. I connected her with a great realtor and later earned $3,500 from that one conversation. It really opened my eyes to how much potential there is in referrals.
That sounds simple, but how do referral fees actually work?
It really is simple once you understand it.
When you hold a real estate license, you can earn money by referring a client to another agent. After that transaction closes, you get a portion of the agent’s commission, usually about 25 percent.
For example, if the agent earns 3 percent of the home’s purchase price and their total commission is $12,000, you could make about $3,000 from that one connection. You don’t have to handle paperwork or show homes. You just make the introduction and wait for the deal to close.

Why don’t more people know about this opportunity?
Because most people think the only way to make money in real estate is by being out there selling homes.
But your license itself is valuable. It allows you to earn passive income through connections and relationships you already have. I think a lot of people overlook that because they assume real estate has to be “all or nothing.”
What would you say to someone who’s looking for more income but isn’t a realtor yet?
I’d say this is one of the easiest low-cost side hustles you can start.
If you’re social, enjoy connecting people, or are the go-to person for recommendations in your circle, this could fit you perfectly. You just need your real estate license to get started, and then you can begin making money through referrals right away.
